What drives property appreciation?
Property appreciation is the increase in your home’s value over time. Unlike inflation—which measures how the purchasing power of money erodes—appreciation reflects actual increases in what buyers are willing to pay. Historically, U.S. home prices have grown at roughly 3–4% per year on average, though results vary widely by location, era, and economic conditions.
Time horizon matters. The longer you hold a property, the more compound growth accumulates. A $500,000 home at 3.5% appreciation reaches about $710,000 in 10 years, but $1.24M in 25 years. Small differences in the assumed rate also compound dramatically: at 2% vs 5% over 20 years, the gap can be hundreds of thousands of dollars.
Appreciation vs inflation
